EXHIBIT "B.2" <br />Proposed Conditions of Approval <br />Case Z-96-212 <br />Trinity Lutheran Church <br />November 10, 1999 <br />PLANNING <br />Development shall be substantially as shown on Exhibit "A": the Phase I site plan, <br />roof plan, landscape plan, grading plan, building elevations, color and materials <br />board, and arborist report dated "Received October 26, 1999", on file with the <br />Planning Department, except as modified by the following conditions. Minor <br />changes to the plans may be allowed subject to the approval of the Planning <br />Director if found to be in substantial conformance to the approved exhibits. <br />2 This approval does not include the future freestanding preschool building, the <br />fellowship hall expansion, or the adult education addition shown on the master site <br />plan. The future expansion shall be subject to separate design review and <br />conditional use permit approval by the Planning Commission prior to its <br />construction. <br />3 The modular buildings may be located and used at the subject property until June <br />10, 2006, or until the start of construction of the last building phase (as shown on <br />the master site plan), whichever occurs first. The applicants shall maintain and <br />paint the buildings, as necessary, to keep them in a clean and neat condition. <br />4 A final landscape plan and irrigation plan shall be submitted to and approved by <br />Planning Director as part of the building permit plan set prior to issuance of an <br />on-site permit. Said landscape plan shall be consistent with the approved <br />landscape plan, plus any conditions of approval, and shall be detailed in terms of <br />species, location, size, quantities, and spacing. <br />5 The landscape plan shall be modified as follows: <br />a. At least one of the oak trees proposed near the Hopyard Road right-of-tivay <br />shall be at least 24 inch box in size. <br />b. The trash enclosure shall be moved slightly north to allow for the <br />planting of shrubs on both sides of the structure. <br />CONDITIONS OF APPROVAL <br />Z-99-212 <br />
