In 1967, the applicant was granted a conditional use permit and design review approvals <br />for the construction of the existing church facility consisting of a sanctuary, classrooms, <br />and offices. A total of 69 off-street parking spaces were built to accommodate the church <br />facility. A master site plan showed the general siting for a future sanctuary- to the <br />southwest of the church, a future freestanding education building to the northwest, and <br />additional parking near the northeastern property line with access from both Del Valle <br />Parkway and Golden Road. <br />In 1980, the church sold the lot located on the corner of Hopyard and Golden Road. The <br />former parsonage building on this lot is currently being used by a day care with no <br />affiliation with the church. <br />In 1993, the applicant received design review approval to install a 1,380 sq. ft. temporary <br />modular building to the northwest of the church building. A second modular building <br />totaling 2,160 sq. ft. was installed next to the first modular in 1997. The modular <br />buildings, which are being used for Sunday school and for a preschool on weekdays, were <br />conditioned to be removed by July, 2001. <br />II. SITE DESCRIPTION <br />The subject site, measuring approximately 3.14 acres in area, is located at the <br />northeastern corner of Hopyard Road and Del Valle Parkway. The lot also has frontage <br />on Golden Road. The applicants' approximately 4,760 square foot building is generally <br />located on the southeastern side of the 3.14 acre site (please refer to the location map and <br />existing site plan). Other existing site improvements include modular buildings for a <br />church preschool (Sonshine Preschool Enrichment Center), rivo play yards, two storage <br />sheds, landscaped areas, and 69 parking spaces. There are two distinct but connected <br />parking lots, consisting of 51 and 18 spaces, which are both reached from Golden Road. <br />Located on the adjacent parcel to the west of the site is a day care facility (Early Years <br />Day Care) which uses a portion of the church's parking lot during the weekdays. <br />Detached single-family lots are located across Golden Road to the northwest. A private <br />swim center is located to the north, and Harvest Park is located to the east. More <br />detached single-family lots are located across Del Valle Parkway to the southeast; these <br />do not have frontage on Del Valle Parkway.
