Grading <br />The site is relatively flat although minor grading may be needed for construction of the parking <br />lot. Staff has added a condition of approval (Condition No.47) requiring a grading plan be <br />submitted as part the construction drawings. <br />VI. OPTIONS <br />Option No. 1 <br />This option plan, page UP 4.1 of Exhibit A, noted as the Alternative Plan by the applicant, is the <br />plan shows the following revisions when compared to the site plan shown in Exhibit A: <br />^ The number of the parking spaces in the north parking lot (Golden Road) <br />has reduced from the proposed 101 spaces to 77 spaces; <br />^ The number of parking spaces in the south parking lot (Del Valle Parkway) <br />remains at 21 spaces; <br />r The buffer zone between the north parking lot and the swim club has <br />increased from the proposed 20 feet to 60 feet, as a result, the existing trees <br />identified as an almond tree, a valley oak and aheritage-sized willow tree <br />would be retained. <br />This plan responds to the neighbors' request to increase the buffer area on the east side adjacent <br />to the swim club. This plan would have a total of 77 parking spaces, allocating 78% of the on- <br />site parking in the Golden Road parking lot and the remaining 22% in the Del Valle Parkway <br />parking.
