benefit of the Daycare. A private swim center is located to the north, and Harvest Park is <br />located to the east. Residential uses surround the site located across Golden Road, Del Valle <br />Parkway to the southwest, and to the west, across Hopyard Road. <br />III. PROJECT DESCRIPTION <br />The proposed development includes the following: <br />o Replacement of the existing temporary modular buildings with the construction of a one- <br />story, approximately 8,110 square foot education building to the east of the existing <br />church facility; <br />o Construction of an approximately 3,108 square foot youth center/multiple purpose room, <br />which is an addition attached to the south of the existing church facility, fronting <br />Hopyard Road; <br />o Expansion of the existing parking lot; and, <br />o On-site landscaping and upgrading the existing planting materials by removal and <br />replanting. <br />The scope of this project is to provide a permanent location for the Sonshine preschool and as <br />depicted in the location on the 1999 Master Plan. The overall square footage for the classrooms <br />in the new education building would be comparable to what they currently have. However, the <br />1999 Master Plan reflected atwo-story. The applicant has reduced it to a one-story building. <br />The new building includes a lobby area that is not present in the existing modular buildings, <br />which appears to increase the square footage when compared to the modular sizes. <br />The following table shows the square footage breakdown by uses: <br /> Existing Modular Proposed Education <br />Buildin <br />Classroom 5,300 square feet 5,120 square feet <br />Office None 1,500 square feet <br />Stora a None 416 square feet <br />Hallwa None 1,080 s uare feet <br />Total 5,300 square feet 8,116 square feet <br />Trinity Lutheran Church does not at this time have a plan to expand the preschool program.
