relocating one of the modular buildings to keep the preschool program uninterrupted.
This relocation would incur additional cost which is not in the budget for completing the
master plan and could impact the preschool program if it is necessary to reduce the
number of students. In addition, the church may be required to obtain approval from
State licensing for the relocation of the modular building which could be time-
consuming.
Option No. 3:
This option would place the education building in the northern portion of the Del Valle
parking lot as proposed by the applicant. To mitigate the loss of existing parking spaces,
a parking lot of approximately 20 spaces would be constructed to the north of the
education building near to the existing Golden Road parking area. The existing drive
aisle of the Del Valle parking lot would be extended northeasterly, around the east side
of the education building to provide access to this extended parking lot. This extended
parking lot would not be connected to existing Golden Road parking lot to in order to
avoid cut-through traffic. This option would retain the existing number of parking spaces
in the Golden Road parking lot, meanwhile splitting the existing Del Valle Parkway
parking lot into two smaller parking lots with the total number of parking spaces
unchanged.
<; "~..
i,~~ ~~, ~
~.
,i ~ ' ~
... They had concerns related
to the Church being able to ensure that the relocated parking area would be used. Staff
does not share that concern in that the Del Valle parking area had been under-utilized,
however, through the efforts of the Church leadership it is currently used much more.
Therefore, staff believes there is commitment on the part of the Church to ensure the
residents concerns are heard and addressed.
Option 4:
This option was a result of meeting with the Golden Road residents on March 13, 2007.
This option shows that the main entrance to Trinity Lutheran has been shifted from
Golden Road to Del Valle Parkway. The size of the Golden Road parking would be
significantly reduced from the current 52 parking spaces to approximately 16 spaces for
Page 8 of 11
