FINANCIAL STATEMENT <br />The applicants will participate in the Vineyard Avenue Corridor Specific Plan Financing <br />Plan (VACSP) and pay their fair share costs of the general public improvements <br />required to fund the VACSP infrastructure and offsite mitigations. Increases in property <br />taxes would be used to provide services, such as police, fire, etc., for the increased <br />demand generated by the two additional homes. <br />BACKGROUND <br />The proposed project is within the 384-acre Vineyard Avenue Corridor Specific Plan <br />area which is intended to facilitate a smooth transition between the urban edge of <br />Pleasanton to the west and the Ruby Hill development to the southeast. The Specific <br />Plan entitles the subject to three low-density residences and contains one open space <br />area located in the southwest corner. <br />The subject parcel is located in the northeastern portion of Subarea 1, located west of <br />the Apperson Ridge development. Subarea 1 contains 78 acres (20 percent of the plan <br />area) and consists of residential lots in varying stages of development ranging in size <br />from 0.9 acres to 20 acres. The subject parcel is predominantly flat with varying gentle <br />to moderately slopes of 2-10 percent.
