THE CITY OF 2~ <br />..~ ~ <br />j'L~~S~NTON~ CITY COUNCIL AGENDA REPORT <br />March 20, 2007 <br />Planning and Community Development <br />TITLE: PUD-60, CHRISTOPHER ANDREWS/DARRELL SCHERBARTH - <br />CONSIDER AN APPLICATION FOR PLANNED UNIT DEVELOPMENT <br />TO DEMOLISH AN EXISTING 2,125-SQUARE-FOOT HOME AND TO <br />SUBDIVIDE THE PARCEL INTO THREE LOTS TO CONSTRUCT <br />THREE CUSTOM HOMES AT THE PROPERTY LOCATED AT <br />2500 VINEYARD AVENUE, WITHIN THE VINEYARD AVENUE <br />CORRIDOR SPECIFIC PLAN AREA <br />PROPERTY OWNERS: Don, Darrell, and Jason Scherbarth <br />GENERAL PLAN: Specific Plan Area <br />SPECIFIC PLAN: Vineyard Avenue Corridor Specific Plan, Lot No. 15 <br />ZONING: PUD-LDR/OS (Planned Unit Development-Low Density Residential/Open <br />Space) District <br />SUMMARY <br />The applicants propose a PUD Development Plan to allow the construction of three <br />custom homes. The proposed residences have individual design, style, and color yet <br />form a cohesive unit complementary to the Vineyard Avenue Corridor Specific Plan. <br />The applicants have agreed to the conditions of approval as shown in Attachment 1, <br />Draft Ordinance. Staff and the Planning Commission believe that the project, as <br />conditioned, is awell-executed design and is complementary to the surrounding area <br />PLANNING COMMISSION RECOMMENDATION <br />The Planning Commission unanimously recommended approval of the project by a vote <br />of 5 to 0, subject to the draft conditions of approval as shown in Attachment 1. <br />RECOMMENDATION <br />Staff recommends the City Council find that there are no new or changed circumstances <br />or information which require additional CEQA review of the project; find that the <br />proposed PUD development plan is consistent with the General Plan, Vineyard Avenue <br />Corridor Specific Plan, and purposes of the PUD ordinance; make the PUD findings as <br />listed in the Planning Commission Staff Report; and introduce the attached draft <br />ordinance approving Case PUD-60 subject to the conditions of approval as shown in <br />Exhibit B. <br />
