THE CITY OF -/
~'L~E~S~4NTONo CITY COUNCIL AGENDA REPORT
March 20, 2007
Planning and Community Development
TITLE: PUD-85-15-18M, RAMSEY ARAJ -CONSIDER AN APPLICATION FOR
A MINOR MODIFICATION TO AN APPROVED PUD DEVELOPMENT
PLAN FOR THE GOLDEN EAGLE FARM DEVELOPMENT TO REDUCE
THE REAR YARD SETBACK FROM THE 30 FEET TO 20 FEET FOR
CONSTRUCTION OF A 450-SQUARE-FOOT POOL CABANA AT
2002 VALLEY OAK ROAD.
PROPERTY OWNERS: Ramsey Araj
GENERAL PLAN: Low Density Residential
ZONING: PUD-LDR (Planned Unit Development -Low Density Residential) District
SUMMARY
The applicant has proposed a decrease in the rear yard setback to accommodate a pool
cabana. The minimum rear yard setback for the Golden Eagle Farm subdivision is
twenty percent (20%) of lot depth, or thirty feet (30'), whichever is greater. Accessory
structures maintain the same setbacks as the primary residence. The applicant
previously received approval for a minor modification to the development standards to
reduce the rear yard setback from the required 48 feet to 30 feet. The applicant's
current proposal is to reduce the rear yard setback from 30 feet to 20 feet. The rear of
the subject lot is adjacent to open space and would, therefore, have minimal impact on
other lots in the development. No members of the public have expressed concern
regarding the proposed reduction, and the Golden Eagle Estates Homeowners
Association supports the project.
RECOMMENDATION
Information only; no action is required.
FINANCIAL STATEMENT
This project will have no fiscal impact on the City.
