THE CITY OF -/ <br />~'L~E~S~4NTONo CITY COUNCIL AGENDA REPORT <br />March 20, 2007 <br />Planning and Community Development <br />TITLE: PUD-85-15-18M, RAMSEY ARAJ -CONSIDER AN APPLICATION FOR <br />A MINOR MODIFICATION TO AN APPROVED PUD DEVELOPMENT <br />PLAN FOR THE GOLDEN EAGLE FARM DEVELOPMENT TO REDUCE <br />THE REAR YARD SETBACK FROM THE 30 FEET TO 20 FEET FOR <br />CONSTRUCTION OF A 450-SQUARE-FOOT POOL CABANA AT <br />2002 VALLEY OAK ROAD. <br />PROPERTY OWNERS: Ramsey Araj <br />GENERAL PLAN: Low Density Residential <br />ZONING: PUD-LDR (Planned Unit Development -Low Density Residential) District <br />SUMMARY <br />The applicant has proposed a decrease in the rear yard setback to accommodate a pool <br />cabana. The minimum rear yard setback for the Golden Eagle Farm subdivision is <br />twenty percent (20%) of lot depth, or thirty feet (30'), whichever is greater. Accessory <br />structures maintain the same setbacks as the primary residence. The applicant <br />previously received approval for a minor modification to the development standards to <br />reduce the rear yard setback from the required 48 feet to 30 feet. The applicant's <br />current proposal is to reduce the rear yard setback from 30 feet to 20 feet. The rear of <br />the subject lot is adjacent to open space and would, therefore, have minimal impact on <br />other lots in the development. No members of the public have expressed concern <br />regarding the proposed reduction, and the Golden Eagle Estates Homeowners <br />Association supports the project. <br />RECOMMENDATION <br />Information only; no action is required. <br />FINANCIAL STATEMENT <br />This project will have no fiscal impact on the City. <br />
