THE CITY OF 1 O <br />- ' "' "' CITY COUNCIL AGENDA REPORT <br />~'L£~S~4NTONo <br />March 6, 2007 <br />Public Works <br />TITLE: APPROVE FINAL MAP, IMPROVEMENT PLANS AND SUBDIVISION <br />AGREEMENT FOR THE ESTATES ON OAK RIDGE, TRACT 7815 <br />(REZNICK PROPERTY) AND ADOPT RESOLUTION QUITCLAIMING <br />INTEREST IN RIGHT OF WAY <br />SUMMARY <br />Tract 7815 (The Estates on Oak Ridge) creates seven single-family detached custom <br />residential lots and a parcel for the City water reservoir. The property is located south of <br />the Old Vineyard Avenue (Trail), as shown on the attached vicinity map. <br />Construction activity for the City Water Reservoir is underway at this location. The <br />City's contractor has finished the majority of the grading for the Vineyard Hills Reservoir <br />and the access road to the reservoir. Staff has reviewed the Final Map and <br />Improvement Plans and has found it to be in substantial conformance with the approved <br />tentative map and PUD plans. <br />RECOMMENDATION <br />1. Approve the Improvement Plans and Final Map for Tract 7815, The Estates on Oak <br />Ridge. <br />2. Authorize the City Manager to execute the Subdivision Agreement for this <br />development and other related agreements and deeds. <br />3. Accept all parcels of land and easements offered for dedication on the Final Map. <br />4. Adopt the attached resolution vacating and quitclaiming the excess Vineyard Avenue <br />right-of-way adjacent to Tract 7815, The Estates on Oak Ridge. <br />FINANCIAL STATEMENT <br />There will be an annual increase of approximately $7,000 in the operating budget when <br />public improvements are accepted, due to increased public water and sewer <br />maintenance costs. <br />
