Standard Requirement <br />Principal and <br />Class I and ll Accessory Structure <br />Setbacks <br />Minimum Front Yard Setback 30 feet <br />Minimum Side Yard Setback 15 feet <br />Minimum Rear Yard Setback 30 feet <br />Maximum Principal Structure Height 30 feet <br />Maximum Accessory Structure Height 15 feet <br />Retaining Walls 5 feet max. height <br /> parallel walls may be used with 3 feet <br /> of landscaping between walls <br /> publicly visible retaining walls shall be <br /> faced with a brown or ra stone <br />Solid Privacy Fencing permitted only on areas of the site <br /> where the following three conditions <br /> are met: (1) the grade is 10% or less, <br /> (2) the fence meets the setbacks of the <br /> principal structure, and (3) the fence is <br /> not located over the driveway, including <br /> the rass strips, leading to Lot 1 <br />Open Fencing, permitted per the R-1-20,000 District <br />Not Including Chain Link standards where the following three <br /> conditions are met: (1) the fencing is <br /> not located on the driveway, including <br /> the grass strips, leading to Lot 1, (2) on <br /> Lot 3, the fence is setback a minimum <br /> of 10 feet from the front property line, <br /> and (3) the fence is white, black, <br /> brown, or dark reen. <br />Note 1: See Exhibit A for all yard designations. Lots 1 and 2 are flag lots. <br />List of Site Development Restrictions: <br />a. Lots 1 and 2 <br />i. No modifications shall be allowed to the "y" hammerhead on Lot 1 or to <br />the driveway leading to Lot 1, including the two foot wide grass strips <br />adjacent to the driveway, unless otherwise approved by the Fire Marshal <br />and the Planning Director. The "y" hammerhead and driveway are needed <br />for emergency ingress and egress. <br />ii. Agate shall not be allowed over the driveway leading to Lot 1. <br />iii. The driveway leading to Lot 1 shall be a color and material which blends in <br />with the hillside, subject to the approval of the Planning Director. <br /> <br />
