EXHIBIT B <br />DRAFT CONDITIONS OF APPROVAL <br />PUD-56, Michael Aminian/Mohsen Sadri <br />865 Clara Lane <br />March 6, 2007 <br />PROJECT SPECIFIC CONDITIONS <br />1. The development plan shall be as shown on the following exhibits, collectively <br />described as Exhibit A, except as modified by the following conditions. Minor <br />changes to the plans may be allowed subject to the approval of the Planning <br />Director if found to be in substantial conformance to this development plan. <br />Exhibit A includes the following: <br />a. Items Dated "Received June 28, 2006", containing: <br />i. Site Development Plan; <br />ii. Elevation Drawings; <br />iii. Floor Plans; <br />iv. Existing Topographic Survey; <br />v. Preliminary Grading and Drainage Plan; <br />vi. Landscape Plans; and <br />vii. Color and Material Board; <br />b. Greenpoint Scorecard Dated "Received May 18, 2006"; <br />c. HortScience Tree Report Dated "Received May 18, 2006"; <br />d. Geotechnical Peer Review Reports by Alan Kropp and Associates Dated <br />"Received September 29, 2006" and "November 22, 2006"; <br />e. Open Space Ownership and Maintenance Plan Dated "Received September <br />29, 2006"; and <br />f. Geotechnical Reports by Korbmacher Engineering, Inc. Dated "Received <br />June 28, 2006" and "Received October 23, 2006". <br />2. All relevant conditions and requirements of the Vineyard Avenue Corridor <br />Specific Plan and the adopted mitigation measures of the Final Environmental <br />Impact Report shall be applicable to this PUD Development Plan. <br />3. Except as shown in the following table, except as shown in the list of site <br />development restrictions below the table, and except as otherwise modified by <br />the conditions of approval for this case, Lot 1 as shown on Exhibit A shall be <br />subject to the site development standards of the R-1-40,000 zoning district, and <br />Lots 2 and 3 as shown on Exhibit A shall be subject to the site development <br />standards of the R-1-20,000 zoning district. <br />
