City of Pleasanton <br /> <br /> S TA FF REPORT <br /> <br />April 3, 1990 <br />Planning Department <br /> <br />STONERI~E DRIVE SPECIFIC PLAN COST DISTRIBUTIONS <br /> <br />Applicant: <br /> <br />City of Pleasanton and Stoneridge Drive Property <br />Owners <br /> <br />Purpose: <br /> <br />To approve the detailed public improvement cost <br />distribution as specified in the Specific Plan <br /> <br />Location: <br /> <br />South of 1-580, west of E1 Charro Road, north of <br />Trenery Road, and east of the Gatewood Apartments <br /> <br />STAFF RECOMMENDATION: <br /> <br />Staff recommends that the Council review and approve the attached <br />Cost Distribution Memo as an appendix to the Stoneridge Drive <br />Specific Plan and adopt the attached draft resolution finding the <br />Cost Distribution Memo as consistent with the Specific Plan. <br /> <br />SUMMARY: <br /> <br />As directed by the Council, staff met with <br />representatives of the four major property owners in the <br />Stoneridge Drive Specific Plan area and reached <br />agreement on how to distribute the cost of the public <br />improvements called for in the Specific Plan among the <br />benefiting properties. As indicated in the attached <br />tables, each of the properties would be responsible for <br />the construction of parklands and the portion of <br />Stoneridge Drive that passes through its property. Each <br />property would also pay for additional shared <br />improvements according to a formula that takes into <br />account the percentage of developable land, amount of <br />on-site improvements, and the amount of land dedicated <br />for public improvements. Additional shared improvements <br />include the Stoneridge Drive bridge over the Arroyo <br />Mocho, a portion of the 1-580/E1 Charro Road <br />interchange, one-half of E1 Charro Road improvements, <br />and flood control improvements. These improvements <br />would be built as specified in the Specific Plan and as <br />funds are accrued through development of the area. <br /> <br />SR:90:136 <br /> <br />-1- <br /> <br /> <br />
