I-Ie noted that there was a contraetor store across the street
from the original consumer store in Colma.

In response to an inquiry by Chairperson Arkin regarding the number of daily deliveries,
Mr. George replied that they use a core carrier delivery system, where every vendor drop-ships
product to a central distribution center. Every scheduled delivery truck to the store is full, and
there may be 25 trucks a day; the schedules are arranged to avoid the AM and PM peak hours.

In response to an inquiry by Commissioner Fox regarding the Home Expo in Dublin, Mr. George
replied that the intent was to keep it operating at this time. With the closure of the Concord
store, they would like to keep this store open in the East Bay.

In response to an inquiry by Commissioner Fox regarding the truck route from the ti'eeway,
Mr. Knoedler anticipated that the trucks would come into Pleasanton ti'om the Central Valley
and use the Isabel Avenue exit to Stanley Boulevard.

In response to an inquiry by Commissioner Maas regarding a similar Home Depot in thc area,
Patrick McGoy, Home Depot, replied that ti-om a size standpoint, the Hercules location would be
similar. The architectural treatment of this store would be unique to Pleasanton, and he could not
point to a store that would look the same.

In rcsponse to an inquiry by Commissioner Maas regarding jobs, Mr. Knoedler replied that the
store would create approximately 200 jobs, including management level positions within the
trade areas.

THE PUBLIC HEARING WAS CLOSED.

Commissioner Maas questioned the disposition of sales tax revenue and if that revenue could be
earmarked tor a specific neighborhood. Mr. Roush replied that some revenue comes back into
the community. It is divided up between the State, the County, and the City, and that General
Services and Capital Improvement projects are among the reeipients of the revenue. The
revenue was not typically allocated on a neighborhood-by-neighborhoocl basis.

Regarding the Commission's general support of this project, Commissioner Maas would like to
see traffic analysis and studies first.

Chairperson Arkin suggested one traffic study that assumes both stores would be open, and one
that assumes a single store.

Commissioner Fox had concerns about a high-intensity traftic location near the Stanley
Boulevard/Valley Avenue intersection and about the compatibility with the synagogue next door
and suggested not having a gas station and allowing the Home Depot to shift toward Stanley
Boulevard, thereby providing a 1 OO-foot green belt between the retail store and the synagogue.
She did not believe the existing layout would be a good fit.

EXCERPTS: PLANNING COMMISSION MEETING MINUTES, January 11,2006
