While the setback <br />separations would be Icss due to the scparated sidewalk, the net landscape area will not be af- <br />fccted becausc of the planting area between the curb and walk. <br /> <br />PUD Maior Modification <br /> <br />The Stanley Business Park designated specific construction-oriented businesses, automotive <br />uses, etc., which conditionally allowed uses by the C-S District, as permitted uses. Limited re- <br />tail and personal services supporting the business park uses were also allowed. Copies of the <br />perrnitted/conditional uses for this site by thc Stanley Business Park PUD development plan and <br />the proposed permitted/conditional uses of the City's C-N, Neighborhood Comrnercial, District <br />are attached. The proposal to modify the Stanley Business Park PUD as to uses is site specific <br />only and does not modify the grcater Stanley Business Park in its entirety. This clarification has <br />been added as a condition of approval. <br /> <br />The proposed project will introduce a major retail development to this area ret1ecting a similar <br />developrnent pattern on the west sidc of Bernal A venue. Accomrnodating the proposed retail <br />uses requircs the major modification of thc Stanley Business Park devclopment plan. Staff <br />worked with thc applicant in developing the list of permitted and conditionally permitted uses <br />for this developrnent, which incorporated selected uses from the Stanley Business Park devel- <br />opment plan and the C-N Neighborhood Comrnercial District. A brief synopsis of the proposed <br />uses follows. <br /> <br />· Automotive and boat sales and repair and autornotive parts storcs wcre deleted. <br /> <br />· Firearm sales and related activities were deleted. <br /> <br />. All manufacturing and repair related uses as primary uscs were deleted. However, cer- <br />tain types of retail uses, e.g., ice cream parlors, candy stores, bicycle shops, etc., permit <br />the on-premises manufacture of product for sale or consumption. Businesses such as a <br />retail bicycle shop would permit servicing/repair of products sold in the store as an inci- <br />dental use. <br /> <br />. Tutoring, schools, and gyrnnastics for less than 40 students and staff at anyone time arc <br />permitted; over 40 students and staff a conditional use permit is rcquired. <br /> <br />. Retail sales and personal services, e.g., laundries, clothing stores, hobby stores, jewelry <br />stores, camera stores, etc., similar to the businesses operating at the Amador Shopping <br />Center or the Raley Shopping Center are permitted. <br /> <br />.
