Figures 2 through 6 in the attached December 6, 2006 <br />Planning Commission staff report (Attachment 11) are photographs of the subject <br />property and surrounding uses. <br /> <br />ECONOMIC VITALITY COMMITTEE <br />The Economic Vitality Committee reviewed the proposal at its meeting of January 18, <br />2007. A draft copy of the meeting minutes is attached (Attachment 10). The <br />Committee's discussion focused on the need for a second Home Depot store in <br />Pleasanton, impacts to existing businesses, the choice of a Longs Drugs in lieu of a <br />grocery store, and the development's potential sales tax revenue. The Economic <br />Vitality Committee believed that the site was the "perfect location" for this type of <br />development. It then voted 7-0-2 (Chris Grant and Judy Wheeler abstained) to endorse <br />the proposal to the City Council. <br /> <br />PLANNING COMMISSION WORK SESSIONS AND PLANNING COMMISSION <br />PUBLIC HEARING <br />The Planning Commission reviewed the proposal at two work sessions held on <br />January 11, 2006 and on May 24, 2006. Minutes of these meeting are attached <br />(Attachments 8 and 9). Pete Knoedler, representing Regency Centers, and Greg <br />George and Patrick McGoy, representing Home Depot, were present to answer <br />questions at the work sessions. Summaries of the meetings follow. <br /> <br />January 11th Work Session Meeting <br />Those in support of the proposal stated that the development would reduce cross-town <br />traffic and would generate sales tax revenue for the City. Concerns expressed at the <br />meeting included traffic congestion on Stanley Boulevard and Bernal Avenue; project <br />size; and that the proposal should feature a "Pleasanton" design style. <br /> <br />The Planning Commission directed the applicants to improve the architecture to blend <br />with Pleasanton's character; expressed concern on Saturday morning deliveries, which <br />may interfere with the synagogue; expressed concern regarding noise and traffic; and <br />directed the applicant to come back to another work session. <br /> <br />May 24th Work Session Meeting <br />The applicant presented a revised project, which replaced the previously proposed gas <br />station with the Longs Drugs pharmacy and significantly revised the proposed building <br />designs to reflect the Commission's direction. <br /> <br />Those in support of the proposal stated that the center would be a convenience for the <br />residents in southeastern Pleasanton and would reduce cross-town traffic to the other <br />Home Depot or Longs Drugs; that from an economic viewpoint, the highest and best <br />uses should be sought for this land; and that other uses such as a grocery store would <br />generate greater traffic. Concerns expressed at the meeting include traffic; this is not <br />the right location for a Home Depot; traffic noise; and pedestrian and bicyclist safety. <br /> <br />Page 5 of 21 <br />
