EXHIBIT B <br />CONDITIONS OF APPROVAL <br />PAP-102, Pleasanton Village Association/Rohit & Sonia Gupta, Appellants <br />PDR-561/PV-128, John Miller/St. Elizabeth Seton Church, Applicants <br />January 16, 2007 <br />GENERAL <br />The proposed development and operation shall substantially conform to the plans, <br />written narrative, color/material board, and related materials, Exhibit A, dated "Received" <br />July 26, October 18, October 19, and November 2, 2006, on file with the Planning <br />Department, except as modified by the following conditions. Minor changes to the plans <br />may be allowed subject to the approval of the Planning Director if found to be in <br />substantial conformance to the approved exhibits. <br />2. The applicants shall obtain all building and other applicable City permits for the project <br />prior to the commencement of construction. <br />3. The developer shall pay any and all fees to which the property may be subject prior to <br />issuance of building permits. The type and amount of the fees shall be those in effect at <br />the time the building permit is issued. <br />4. The design review and variance approvals shall lapse and shall become void one year <br />from the date of approval unless a building permit is issued and construction has <br />commenced and is diligently pursued toward completion or an extension has been <br />approved by the City. <br />5. All conditions of approval for this case shall be reprinted and included as a plan sheet(s) <br />with the building permit plan check sets submitted for review and approval. These <br />conditions of approval shall be on, at all times, all grading and construction plans kept on <br />the project site. <br />6. Prior approval from the Planning Department must be received before any changes are <br />constituted in site design, grading, building design, building colors or materials, <br />landscape material, etc. <br />PLANNING <br />7. The five proposed parallel parking spaces along the northern end of the western parking <br />lot are not approved and shall be removed from the plans. <br />8. The City Traffic Engineer shall consider appropriate mitigation measures on Rheem <br />Drive to address the neighbors' traffic concerns. <br />
