This proposal is based on our meeting with you and Lisa Hagcpian on September 20 and the associated irrigation drawings that I received, and the general intent is to develop landscape design plans and documents within the existing street medians along Wes Las Positas Boulevard, between Santa Rita Road and Boardwalk Street. This design is to include the following elements: • Designation of existing improvements for demolition or preservation. • Paved or unplanted areas, to allow for access, maintenance and general reduction in the quantity of planted and irrigated areas. • Irrigation and planting, including tree protection, soil preparation and maintenance. Services not included in this proposal are: • Land Surveying of existing conditions • Storm water pollution prevention plans • Construction administration phase services 1. SERVICES PHASE I: DESIGN DEVELOPMENT A. SITE RECONNAISSANCE: We will investigate the site to understand the existing conditions. We will review existing plans that depict the proposed areas of improvement and compare them will the actual conditions. We will field measure the approximate locations of existing vegetation, utilities and street light standards. B. DESIGN DEVELOPMENT: We will develop schematic sketch plans t~ show basic design concepts for discussion with you. Upon receiving your comments on the sketch plans, we will prepare a draft Master Plan and meet with you again to finalize the design. If necessary, we will prepare and submit a final Master Plan to you to co lfirm the final design. PHASE II: CONSTRUCTION DOCUMENTS We will prepare and submit construction documents at a maximum of two (2) stages of completion (at 75% and 100%). We will format the documents into separate bid packages (approximately three bid packages) in order to issue them at different times, as funding is made available. Construction Documents will include the following products: C. EXISTING CONDITIONS AND DEMOLITION PLAN: We will locate all existing site objects and items to be relocated, salvaged or demolished.
