<br />Ordinance No. 1946 <br />Page 7 of 12 <br /> <br />31. The project developer shall provide root control barriers and four-inch perforated <br />pipes for parking lot trees and trees in planting areas less than 10 feet in width, as <br />determined necessary by the Planning Director at the time of review of the final <br />landscape plans. <br /> <br />32. Prior to occupancy, the landscape architect shall certify in writing to the Planning <br />Director that the landscaping has been installed in accordance with the approved <br />landscape and irrigation plans with respect to size, number, and species of plants and <br />overall design concept. <br /> <br />33. The project developer shall adjust the sprinkler heads to redirect the water away <br />from the monument sign if proposed, while ensuring complete irrigation coverage of the <br />landscaping around the sign. All landscaping around the sign shall be restored after <br />installation of the sign and prior to final of the sign permit. <br /> <br />34. A detailed landscaping plan shall be submitted the Planning Director for review <br />and approval prior to the issuance of a building permit. Additionally, the applicant is <br />directed to provide a 360-degree visual analysis/photomontage of the facility from the <br />Ruby Hill development. <br /> <br />Building Permit Review: <br /> <br />35. The buildings covered by this approval shall be constructed to meet Title 24 state <br />energy requirements. <br /> <br />36. All building and/or structural plans must comply with all codes and ordinances in <br />effect before the Building and Safety Division will issue permits. <br /> <br />37. The project developer shall submit a building survey and/or record of survey and <br />a site development plan in accordance with the provisions of Chapter 18.68 of the <br />Municipal Code of the City of Pleasanton. These plans shall be approved by the Chief <br />Building Official prior to the issuance of a building permit. The site development plan <br />shall include all required information to design and construct site, grading, paving, <br />drainage, and utilities. Specific items to be indicated on the site development plan <br />necessary to construct the improvements are to be in accordance with the City of <br />Pleasanton Private Development Design Guidelines adopted April 15, 1986. <br /> <br />38. A sanitary sewer-sampling manhole shall be provided on each of the sanitary <br />sewer lateral from each building, unless otherwise waived by the Chief Building Official. <br /> <br />39. The project developer shall submit two copies of the site soils report to the Chief <br />Building Official at the time plans are submitted for the first building plan check review. <br />When deemed necessary by the Chief Building Official, a third party peer review of the <br />soil report shall be completed. The City will select all third party peer reviewers. All third <br />party peer reviews shall be paid for by the project developer at the time specified by the <br />Chief Building Official. <br /> <br />40. The soils engineer shall certify the pad compactions of all lots containing fill to <br />the satisfaction of the Chief Building Official prior to the issuance of building permits. <br /> <br />7 <br />
