o <br /> <br />That the property owner shall enter into a deferred street <br />improvements agreement with the City for the completion of <br />necessary street and related improvements along the Spring <br />Street frontage of the subject site at such time as the <br />complete street reconstruction project is implemented. The <br />terms of said agreement shall be as determined by the City <br />Engineer and the City Attorney. <br /> <br />That the property owner shall dedicate to the City, at such <br />time in the future as required by the City Engineer, <br />sufficient right-of-way and/or public service easement to <br />allow installation of additional street improvements along <br />the Spring Street frontage if required. <br /> <br />That underground service shall be installed to the riser on <br />the existing joint pole in the street right-of-way prior to <br />occupancy of the project unless otherwise approved by the <br />City Engineer. <br /> <br />That all applicable building and other City permits for the <br />project shall be obtained prior to construction. <br /> <br />That this development shall be subject to all of the attached <br />Standard Conditions of Development, except for Conditions No. <br />7, 16, 25, 28, 31, 33, 34, 35, 44, 46, 48, 49, 51, and 54. <br /> <br />(z89514.srd)sfe <br />November 22, 1989 <br /> <br /> <br />
