ATTA~ A <br /> <br />PROPOSED CONDITIONS OF APPROVAL <br /> Z-89-514 <br /> November 29, 1989 <br /> <br />That the project shall conform substantially to the site <br />plan, elevations, landscape plan, and related materials, <br />Exhibit A (dated November 9, 1989), on file with the Planning <br />Department, except: <br /> <br />The width of all four balconies on the rear (south) <br />elevation of the apartment building shall be increased <br />to 5 feet, resulting in 60 sq. ft. of "usable" private <br />open space for each balcony. <br /> <br />The top of the parapet wall on the west side elevation <br />shall include a cap feature along the top. The <br />materials of the west elevation shall replicate the <br />shiplap siding, trim, and bands of fish-scale shingle <br />siding of the east elevation. <br /> <br />That a 6 foot high solid redwood fence shall be <br />installed around the perimeter of the common yard in the <br />rear of the apartment building and along both side <br />property lines (starting at a point 12 feet back from <br />the front property line on both sides) prior to the <br />approval of occupancy for any portion of the project. <br /> <br />de <br /> <br />The narrow strip of lawn proposed for the area between <br />the driveway and the west wall of the relocated house <br />shall be replaced with shrubbery designed to soften <br />views of the house wall. <br /> <br />Revised plans and elevations showing the modifications noted <br />above shall be submitted for review and approval by the <br />Planning Director prior to the issuance of building permits <br />for the project. <br /> <br />That the applicant shall enter into an in-lieu parking <br />agreement with the City to compensate for the two parking <br />spaces for which the site plan is deficient. The agreement <br />shall be finalized prior to the issuance of building permits <br />for the project. <br /> <br />That the size and location of the proposed dumpster at the <br />rear of the site shall be subject to final approval by the <br />Fire Department prior to installation. <br /> <br /> <br />
