EXHIBIT B <br /> <br /> CITY COUNCIL <br />Conditions of Approval for 38 Lots <br /> <br />TENTATIVE MAP TRACT 6563 <br />(November 17, 1992) <br /> <br />o <br /> <br />o <br /> <br />The proposed subdivision shall conform substantially to the 38-1ot tentative map, <br />preliminary grading plans, storm drain plan, utility plans and related materials, <br />Exhibit A-2 (dated "Received November 13, 1992~), on file with the Planning <br />Department, except as modified by these conditions. <br /> <br />The developer shall obtain all building and other applicable City permits for the <br />project prior to the commencement of construction. <br /> <br />This project shall be subject to the Standard Conditions for Tentative Maps (except <br />number 31), attached hereto and made part of this case by reference. <br /> <br />All of the conditions of approval of PUD-89-17 shall apply to this project, except as <br />modified by these conditions. <br /> <br />Prior to City Council approval of the Final Map, the applicant shall establish a <br />Landscape and Lighting District for the maintenance of the open space areas, as part <br />of the Homeowners' CC&R's. The district shall be responsible for the maintenance <br />of the landscaping in the open space/scenic easement areas. The establishment and <br />incorporation of this District shall be subject to the review and approval of the City <br />Attorney and City Engineer. The document establishing and incorporating the district <br />into the project CC&R's shall be approved by the City Attorney. <br /> <br />Gray water shall be used for dust control or grading activities. This water may be <br />obtained from the Dublin San Ramon Service District (DSRSD) Wastewater <br />Treatment Plant at 7399 Johnson Drive, Pleasanton. <br /> <br />The applicant shall provide the City with a performance bond for improvements <br />which include, but are not limited to storm drain pipe, inlets and catch basins, <br />roadways, driveways and sewer laterals, and which are not accepted as a public <br />improvements. <br /> <br />No additional development is permitted on the non-buildable hillside portions of the <br />property (Lots B and C) until such time as the developer, or his successors in interest, <br />can indicate to the satisfaction of the City .through further geotechnical and geologic <br />reports that the ancient landslide is stable, and that development of this portion of the <br /> <br />B-1 <br /> <br /> <br />
