CITY OF PLEASANTON <br />STANDARDS FOR STREET LANDSCAPING AND OTHER <br />GENERAL PUBLIC RIGHT-OF-WAY DESIGN FEATURES <br /> <br />ACCEPTABLE MAINTENANCE RESPONSIBHATY <br /> <br />The Standards for Street Landscaping and Other General Public Right-of-Way Design Features <br />provides guidelines that are to be generally applied, recognizing that each project is unique. <br />Projects which substantially meet the Standards and, in total, do not increase the maintenance <br />demands of the public right-of-way area beyond the acceptable level, may be approved by the <br />Planning Director, even though certain standards are not met. Projects that do not substantially <br />meet the Standards, that in total clearly exceed the acceptable maintenance responsibility, will <br />require review and approval of both the Design Review Board and Park and Recreation <br />Commission. <br /> <br />These Standards, identifying the Acceptable Maintenance Responsibility for Street Landscaping, <br />are subject to amendment. Minor amendments shall be approved by the City Planning Director; <br />major amendments to be approved by both the Design Review Board and City Park and <br />Recreation Commission. <br /> <br />A. STREET LANDSCAPING <br /> <br />Service to landscaped areas (pruning, edging, fertilization, etc.) shall be required <br />no more than two times yearly. <br /> <br />Plant material shall be selected and planted in areas that will allow them to assume <br />their mature, natural shape and size. <br /> <br />Regular pruning of shrubs or trees for traffic shall not be required - plant material <br />selection and planting pattern shall be sensitive to vehicle sight distance standards <br />as determined by the City Traffic Engineer. <br /> <br />Shrubs and ground cover shall be selected and planted so as not to impact on <br />residential yards; trees shall be selected and planted to minimally impact <br />residential yards. Furthermore, trees selected for planting below utility lines shall <br />be limited to those species which will remain at least 6 feet clear of the utilities at <br />maturity. <br /> <br />In most cases, climbing plants (vines) and ground cover shall be limited to slow <br />growing, nonaggressive species. <br /> <br />Plant palette shall be limited to those plants known to have reasonable longevity, <br />at least a 10 year life span in Pleasanton. <br /> <br />Plant selection shall be limited to hardy plants with an established performance <br />record in the Pleasanton area. <br /> <br /> <br />
