If operated as proposed by the applicants, the use <br />would complement the variety of commercial business, <br />both service and retail, along the Sunol Boulevard <br />corridor. Given the nature of the use and that all <br />service activity will be conduced indoors, noise <br />impacts should be minimal. There are several <br />conditions which would further minimize any visual <br />impacts from off-site locations, particularly from <br />the adjacent residential units and public streets. <br />D. That the proposed conditional use will comply with <br />each of the applicable provisions of the zoning <br />ordinance. <br />As conditioned, the proposed use will comply with <br />all applicable provisions and requirements of the <br />City's zoning ordinance. The proposed use will <br />comply with setbacks, parking requirements, and <br />other development standards of the ordinance. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES AS FOLLOWS: <br />Section 1: Approves Case UP-89-57, the application of SpeeDee <br />Oil Change and Tune-Up/Dean Hammer/Carl Nelson for a <br />conditional use permit to operate an automobile oil <br />change and preventive maintenance service facility <br />(service station) to be located at 44 Mission Drive <br />subject to the conditions shown on Exhibit "A" attached <br />hereto and made part of this case by reference. <br />Section 2: This resolution shall become effective 15 days after <br />its passage and adoption or the day after notification <br />of the Council whichever is later. <br />THIS RESOLUTION PASSED AND ADOPTED BY THE PLANNING COMMISSION OF <br />THE CITY OF PLEASANTON ON THE 13TH DAY OF DECEMBER 1989 BY THE <br />FOLLOWING VOTE: <br />AYES: Commissioners Berger, Horan, Hovingh, Mahern, and <br />Chairman Michelotti <br />NOES: None <br />ABSENT: None <br />ABSTAIN: None <br />
