PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION N0. PC-89-111 <br />RESOLUTION APPROVING CASE UP-89-57, THE APPLICATION FOR <br />A CONDITIONAL USE PERMIT <br />WHEREAS, SpeeDee Oil Change and Tune-Up/Dean Hammer/Carl Nelson <br />have applied for rezoning and a conditional use permit <br />to operate an automobile oil change and preventive <br />maintenance service facility to be located on an <br />approximately 0.56 acre site at 44 Mission Drive; and <br />WHEREAS, at its meeting of December 13, 1989, the Planning <br />Commission approved a negative declaration for Case <br />UP-89-57 after considering all public testimony, <br />relevant exhibits, and recommendations of the City <br />staff concerning this application; and <br />WHEREAS, the Planning Commission made the following findings: <br />A. That the use described herein is a "service <br />station;" and <br />B. That the proposed location of the conditional use is <br />in accordance with the objectives of the zoning <br />ordinance and the purpose of the district in which <br />the site is located. <br />This particular use should result in less impacts on <br />adjacent uses than that normally associated with <br />automobile-related uses. Pedestrian traffic <br />associated with the use should be low and although <br />there is a mixture of residential, office, and <br />retail commercial uses in the vicinity, the business <br />will complement these uses and also meet the <br />objectives of the zoning ordinance and the district <br />purposes. <br />C. That the proposed location of the conditional use <br />and the conditions under which it would be operated <br />or maintained will not be detrimental to the public <br />health, safety, or welfare, or materially injurious <br />to the properties or improvements in the vicinity. <br />
