Resolution No. PC-89-109 <br />Page 4 - 12/13/89 <br />Exhibit "A" <br />Vesting Tentative Map 6164 <br />CONDITIONS OF APPROVAL <br />December 13, 1989 <br />1. The proposed storm drain line running between lots 85 <br />and 86 shall be relocated to avoid placement of a <br />manhole in any rear yard are, unless otherwise approved <br />by the City Engineer. <br />2. The edge of property grading solutions shall be as shown <br />on the grading plan cross-sections, with finished <br />grading pads no more than 1' below bottom of fence along <br />the westerly boundary and no more than 1' above grade <br />along the easterly boundary. Grading along the <br />southerly boundary shall attempt to minimize the pad <br />grade difference between project lots and lots to the <br />south. Each unit of paired units shall have the same <br />pad elevation. No pad difference exceeding 2.5' shall <br />exist between project lots. <br />3. The applicant shall obtain written confirmation from <br />LAVWMA of its intention to abandon a portion of its <br />existing easement along the northerly project boundary <br />in conjunction with final map approval. <br />4. The proposed storm drainage inlet location on the Dawes' <br />property is conceptual and may be relocated in <br />conjunction with final improvement plan. <br />5. Street "A" shall be designed as shown on sheet 2 <br />"primary access' and "future road" except that the <br />width of the extension street may be reduced to 20 <br />feet with no parking on either side. The applicant <br />shall be responsible for the design of the ultimate <br />street layout and grades. <br />The applicant shall negotiate in good faith with <br />the owner of the Dawes property to acquire the <br />necessary right-of-way for the extended street. <br />Should negotiation fail, the City may use its power <br />of eminent domain to acquire said right-of-way. <br />The applicant shall reimburse the City for any cost <br />associated with the right-of-way acquisition. In <br />the event the applicant/City has not acquired the <br />right-of-way at the time of approval of the final <br />map, the applicant shall design and construct the <br />"optional" alignment. <br />6. The applicant shall construct right deceleration lanes <br />on Stoneridge Drive at all street intersections. <br />-4- <br />
