Exhibit A Conditions Of Approval Resolution No. PC-89-101 PUD-89-16 October 25, 1989 1. Except as modified herein, the development shall be substantially as shown on Exhibit "B", the site plans, elevations, landscape plans and color boards dated "Received September 7, 1989" on file with the Planning Department. 2. The allowed uses on the site shall be those designated as permitted or conditional uses in the C-C, Central Commercial District, except that home improvement centers and garden centers shall be additional permitted uses, and that residential uses shall not be allowed. 3. At no time shall balloons, banners, pennants or other attention getting advertising be used on site except in conformance with the City's provisions for temporary conditional use permits. 4. No outdoor display of any products shall be permitted except in conformance with the City's provisions for temporary conditional use permits. 5. No mechanical equipment, antennae, vents, blowers, etc. shall be allowed to project above the roof parapet of any of the proposed buildings. 6. The undeveloped restaurant and retail pads shall be planted with temporary landscaping of lawn or hydroseeding to be approved by the Planning Director and kept in a neat and weed-free state at all times until development of these pads. 7. The corner of Owens Drive and Johnson Drive shall be designed with a formal entryway landscape feature. Said landscaping shall be submitted for review and approval concurrently with the application for review of the freestanding retail building on that corner. 8. All trash enclosures shall be provided with concrete pads and constructed of materials architecturally compatible with the main project architecture. The design, location and adequacy of such enclosures shall be subject to the approval of the Planning Director prior to issuance of building permits. -3-
