Exhibit A <br />Conditions Of Approval <br />Resolution No. PC-89-101 <br />PUD-89-16 <br />October 25, 1989 <br />1. Except as modified herein, the development shall be <br />substantially as shown on Exhibit "B", the site plans, <br />elevations, landscape plans and color boards dated "Received <br />September 7, 1989" on file with the Planning Department. <br />2. The allowed uses on the site shall be those designated as <br />permitted or conditional uses in the C-C, Central Commercial <br />District, except that home improvement centers and garden <br />centers shall be additional permitted uses, and that <br />residential uses shall not be allowed. <br />3. At no time shall balloons, banners, pennants or other <br />attention getting advertising be used on site except in <br />conformance with the City's provisions for temporary <br />conditional use permits. <br />4. No outdoor display of any products shall be permitted except <br />in conformance with the City's provisions for temporary <br />conditional use permits. <br />5. No mechanical equipment, antennae, vents, blowers, etc. shall <br />be allowed to project above the roof parapet of any of the <br />proposed buildings. <br />6. The undeveloped restaurant and retail pads shall be planted <br />with temporary landscaping of lawn or hydroseeding to be <br />approved by the Planning Director and kept in a neat and <br />weed-free state at all times until development of these <br />pads. <br />7. The corner of Owens Drive and Johnson Drive shall be designed <br />with a formal entryway landscape feature. Said landscaping <br />shall be submitted for review and approval concurrently with <br />the application for review of the freestanding retail <br />building on that corner. <br />8. All trash enclosures shall be provided with concrete pads and <br />constructed of materials architecturally compatible with the <br />main project architecture. The design, location and adequacy <br />of such enclosures shall be subject to the approval of the <br />Planning Director prior to issuance of building permits. <br />-3- <br />
