9. Details for pedestrian amenities/furniture shall be submitted <br />to the Planning Director for approval prior to issuance of a <br />building permit for the project. Said details shall also <br />include raised planters, accent paving, entry walls, trash <br />receptacles, and bollards currently indicated on the proposed <br />site plan. <br />10. All shopping carts and dollies shall be stored within the <br />retail buildings. The parking lot shall remain free of <br />unattended carts and dollies at all times. <br />il. An exterior lighting plan shall be submitted for the project <br />for review and approval of the Planning Director prior to <br />issuance of a building permit for the project. <br />12. The remaining retail and restaurant buildings shall be <br />subject to Design Review Board approval and shall be of an <br />architectural style substantially in conformance with the <br />remainder of the center. <br />13. Project signing shall be subject to review and approval of <br />the Design Review Board and Planning Commission. <br />14. All double check detector valves will be completely screened <br />from view from any public street. Such screening shall be <br />submitted for review and approval of the Planning Director <br />prior to issuance of a building permit on the site. <br />15. On-site driveways shall be modified as follows; <br />a. The most westerly driveway on Johnson Drive shall be a <br />minimum of 30 feet wide, and the return radii shall be <br />enlarged to a minimum of 40 feet; <br />b. The middle driveway on Johnson Drive shall be a minimum <br />of 18 feet wide, and the median shall be modified or <br />eliminated to allow for return radii of a minimum of 40 <br />feet; <br />c. The median nose of the most easterly driveway on Johnson <br />Drive shall be reduced in length and the return radii <br />shall be increased to a minimum of 40 feet; <br />All said driveway modifications shall be submitted for review <br />and approval of the Planning Director and City Engineer prior <br />to issuance of a building permit on the project. <br />16. The on-site storm drain system shall be redesigned to the <br />satisfaction of the City Engineer such that the inlet on <br />Johnson Drive at the most easterly driveway shall be <br />connected to the public storm drain system on Owens Drive. <br />-4- <br />
