PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION N0. PC-89-89 <br />RESOLUTION APPROVING TRACT 5902, THE APPLICATION OF <br />CHRIS BERATLIS <br />WHEREAS, Chris Beratlis has applied to subdivide an approximately <br />4.8 are parcel into 7 lots located at the end of the <br />northerly corner of Grey Fox Circle; and <br />WHEREAS zoning for the property is PUD (Planned Unit <br />Development) -Low Density Residential District; and <br />WHEREAS, at their duly noticed public hearing of October 11, <br />1989, the Planning Commission considered all public <br />testimony, relevant exhibits and recommendations of the <br />City staff concerning this application; and <br />WHEREAS, the Planning Commission made the following findings: <br />1. The proposed map is consistent with the General <br />Plan. <br />The General Plan density for the project site is <br />Low Density Residential. This designation allows a <br />density of less than 2 units per gross acre. The <br />proposed tentative map would result in a density of <br />approximately 1.45 units per acre, which is <br />consistent with the General Plan designation. The <br />development plan for Foxbrough Estates has been <br />approved by the City Council and has received a <br />growth management allocation. Therefore, the <br />City's General Plan growth and land use policies <br />have been considered in the review of the proposed <br />subdivision. <br />2. The site is physically suitable for this type of <br />development and density. <br />The subject site was rough graded in preparation <br />for the proposed subdivision based on a grading <br />plan approved with the PUD. The area has <br />topographical variations which are best suited to <br />large lots and custom home development of the type <br />proposed in this project. The ,proposed subdivision <br />represents the last phase of a larger subdivision <br />which was approved as part of a single planned unit <br />development. <br />-1- <br />
