EXHIBIT B <br />Conditions of Approval <br />PUD-81-30-48D-22M <br />October 11, 1989 <br />1. Site 7D and a portion of Site 55C, as shown on the approved PUD <br />site plan, are now designated as OMPD, Midrise Office Planned <br />District, on the Hacienda Business Park Land Use Plan. <br />Development on the site shall allow buildings up to five <br />stories and 85.5 feet in height with a maximum floor area ratio <br />of 50$. The minimum landscape ratio shall be 30$ and the <br />minimum parking ratio shall be one space for each 250 square <br />feet of gross building square footage. Table B-1, Summary of <br />Site Development Criteria, of the Hacienda Business Park Desiqn <br />Guidelines shall be considered amended to reflect these <br />standards. <br />2. The building and landscape improvements shall substantially <br />conform with the plans dated September 13, 1989 on file with <br />the Planning Department, except as modified by other conditions <br />of approval. <br />3. The applicant shall provide landscaping within the entire 50 <br />foot Alameda County transit easement. The applicant shall <br />provide landscape plans for this area and install the land- <br />scaping subject to the approval of the Planning Director and <br />Alameda County, prior to occupancy of the building. In <br />addition, the applicant shall enter into a legal agreement with <br />the City agreeing to remove this landscaping when required by <br />the County. This agreement shall be approved by the City <br />Attorney and shall be a recorded document. <br />4. The applicant shall work with staff to provide appropriate <br />illumination for the letters on the monument sign. <br />5. The applicant shall provide approved fire hydrants, water <br />supply, roof ladder access, and site access as required by the <br />Fire Department. Specifically, two opposite access points on <br />the building must be provided. Also, the applicant shall <br />provide fixed fire extinguishing systems for the building, as <br />well as appropriate screening to be approved by the Planning <br />Director around the check valve. <br />6. The driveway on Hacienda Drive shall be redesigned to the <br />satisfaction of the City Engineer such that the driveway <br />intersects the street at right angles. <br />-3- <br />
