PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION N0. PC-89-79 <br />RESOLUTION APPROVING TRACT 6160, THE APPLICATION OF <br />BRIDGMAN/HUNTON, INC. <br />WHEREAS, Bridgman/Hunton, Inc. has applied for tentative map <br />approval to subdivide an approximately 10 acre site into <br />a 28 lot single-family residential project proposed to <br />be located at 5137 Foothill Road; and <br />WHEREAS, zoning for the property is PUD (Planned Unit <br />Development) - Medium Density Residential District; and <br />WHEREAS, at their duly noticed public hearing of September 13, <br />1989, the Planning Commission considered all public <br />testimony, relevant exhibits and recommendations of the <br />City staff concerning this application; and <br />WHEREAS, the Planning Commission made the following findings: <br />1. The proposed map is consistent with the general <br />plan. <br />The General Plan density for the project site is <br />Medium Density Residential. This designation <br />allows a density of 2-8 dwelling units per gross <br />acre. The project is designed at 2.8 units per <br />acre, well within the allowed range of development. <br />There is also an approved development plan for the <br />project which received Growth management approval. <br />Therefore, the City's General Plan growth policies <br />have been considered in regards to this <br />subdivision. <br />2. The site is physically suitable for this type of <br />development and density. <br />The project site is a gently sloping, infill <br />parcel. The site is physically suited for the <br />tiered house pads proposed by the applicant. The <br />surrounding development consists of medium density, <br />single-family dwellings. A development plan has <br />been adopted for this project, and has been <br />designed to create a lot and street pattern that <br />forms a natural extension of existing <br />neighborhoods. <br />3.
