EXHIBIT "A" <br />RESOLUTION NO. PC-89-78 <br />September 13, 1989 <br />1. That the building and landscape improvements shall conform <br />substantially to the plans and elevations, Exhibit A (dated <br />July 28, 1989), on file with the Planning Department, except <br />as modified by other conditions of approval. <br />2. That the parking layout and landscape design for the rear <br />service area behind the two R&D buildings shall conform <br />substantially to the detailed site plan dated September 1, <br />1989, except that two spaces shall be deleted from each end <br />of the main center parking aisle. These areas shall be <br />replaced with narrow landscape islands to be planted with <br />shrubs and ground cover. The final design for the rear <br />service area shall be subject to review and approval by the <br />Planning Director prior to the issuance of building permits. <br />3. That, at such time as the adjacent property to the east is <br />developed, the northeast portion of the Britannia parking lot <br />shall be linked with development on the adjacent parcel to <br />the east, and reciprocal access and parking easements shall <br />be established to ensure joint use of parking and joint <br />access to the Stoneridge Drive entry driveway by both <br />properties. Any redesign of the parking lot on the Britannia <br />site shall maintain the approved parking ratio for the site, <br />and a final plan for the redesign shall be subject to review <br />and approval by the Planning Director prior to construction. <br />4. That the median island at the northern Willow Road entry <br />driveway shall be reduced in length by approximately 5o feet <br />in order to provide stacking space for southbound vehicles <br />entering the site. The final design for the median and <br />related road modifications shall be subject to review and <br />approval by the Planning Director prior to the issuance of <br />building permits for the development. <br />5. That the median island at the Stoneridge Drive entry driveway <br />shall be modified to allow left turns into the site, but no <br />left turns out. The final design for the median and related <br />road modifications shall be subject to review and approval by <br />the Planning Director prior to the issuance of building <br />permits for the development. <br />6. That the applicant shall be responsible for its pro-rata <br />share of the interim street improvements at the intersection <br />of Santa Rita Road and Pimlico Drive and the intersection of <br />Hopyard Road and Owens Drive, as determined by the City <br />Engineer. Payment of this pro-rata share shall be made when <br />directed by the City Engineer. <br />-3- <br />
