Exhibit "B" <br />Resolution No. PC-89-73 <br />Revisions to the Specific Plan proposed by the Planning Commission <br />at their Meeting 8/9/89 <br />1. Redesignate the Molinaro property from High to Medium <br />Density Residential; <br />2. Redesignate the northern 7.5 acres of the Dawes property <br />from High to Medium Density Residential; <br />3. Redesignate the northwestern corner of the Chu property <br />from High Medium Density Residential to Public and <br />Institutional for use as a church, daycare center, or <br />other institutional facility; <br />4. Maintain the emergency vehicle access only connection <br />from the Staples Ranch to Kirkaldy Road; <br />5. Revise the alignment of Stoneridge Drive to allow a 47- <br />foot wide buffer between the six lane right-of-way and <br />the Arroyo Mocho, moving the alignment seven feet south <br />onto the Chu property, require that a seven foot berm be <br />constructed in the buffer, and require that the entire <br />median strip be fully landscaped at the time of initial <br />roadway construction; <br />6. Revise the initial street configuration to show <br />Stoneridge Drive terminating north of the Arroyo Mocho <br />but .with no connection to El Charro Road; <br />7. Revise the Specific Plan to show a combined school and <br />neighborhood park that buffers Martin Avenue homes from <br />proposed development on the eastern portion of the Chu <br />property; <br />8. Phase development adjacent to gravel quarries to <br />minimize noise conflicts; <br />9. Add language to conduct noise monitoring and plot the 55 <br />Ldn aircraft noise contour; <br />10. Add language requiring that future residential uses <br />within the 55 Ldn aircraft noise contour be designed to <br />meet single event interior noise levels of 50 dBA in <br />bedrooms and 55 dBA in other rooms; <br />11. Add language that all new and resold homes within the 55 <br />Ldn aircraft noise contour be subject to a real estate <br />disclosure notice indicating the location of the <br />airport, aircraft operational levels, and projected <br />noise levels; <br />
