The site will be cleared of dry <br />vegetation and paved. No fuel or other hazardous <br />or flammable substances can be stored on site. <br />There will be some noise due to traffic, but this <br />will mostly occur during non-peak hours and <br />weekends when neighboring office and childcare <br />tenants are not present. Security is provided by <br />an on site watchman, perimeter fencing and a locked <br />entrance. Surface drainage has been designed to <br />include catch basins with oil/water separators; <br />therefore, the potential for ground water <br />degradation is minimal. Since the entire site will <br />now be paved and provided with such drainage <br />facilities, the potential of repeating recent <br />hazardous liquid spills is also minimal. As <br />conditioned, the project will not be detrimental to <br />the public health safety or welfare. <br />C. That the proposed conditional use will comply with <br />each of the applicable provisions of the zoning <br />ordinance. <br />WHEREAS, as conditioned, the proposed vehicle storage yard and <br />its expansion will comply with all provisions of the <br />City' zoning ordinance, and with other applicable <br />chapters of the Pleasanton Municipal Code; and <br />WHEREAS, an initial study was prepared for this project in <br />conjunction with the concurrent design review <br />application (Z-89-310). It was determined that this <br />project would have no significant environmental impacts. <br />The issues of this use permit were included within the <br />scope of that study; therefore, no further action <br />concerning the environmental impacts need to be taken at <br />this time. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES AS FOLLOWS: <br />Section 1. Approves Case UP-89-35, the application of Kenneth <br />Best to modify an existing use permit for an outdoor <br />recreational vehicle storage facility to allow for the <br />expansion of that use located at 3700 Boulder Street <br />-2- <br />
