PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION N0. PC-89-70 <br />RESOLUTION APPROVING A CONDITIONAL USE PERMIT FOR <br />KENNETH BEST AS FILED UNDER CASE UP-89-35 <br />WHEREAS, Kenneth Best has applied to modify an existing use <br />permit for an outdoor recreational vehicle storage <br />facility to allow for the expansion of that use located <br />at 3700 Boulder Street; and <br />WHEREAS, zoning for the property is I-G (General Industrial) <br />District; and <br />WHEREAS, at their duly noticed public hearing of June 28, 1989 , <br />the Planning Commission considered all public testimony, <br />relevant exhibits and recommendations of the City staff <br />concerning this application; and <br />WHEREAS, the Planning Commission made the following findings: <br />A. That the proposed location of the conditional use <br />is in accordance with the objectives of the zoning <br />ordinance and the purposes of the district in which <br />the site is located. <br />The existing facility and its proposed expansion <br />fulfill a city-wide need for recreational vehicle <br />storage areas while not interfering with other <br />industrial uses of the district. The special <br />purpose of the I-G district is to "provide <br />locations where industries that are incompatible <br />with most other land uses can operate with minimum <br />restriction and without adverse effects on other <br />uses." The storage facility is indeed incompatible <br />with most other land uses, such as office, <br />commercial or residential. It is by its nature an <br />unattractive use which would not be aesthetically <br />compatible with other types of land uses in the <br />City. The general area in which the R. V. lot is <br />located is mostly undeveloped or occupied by under <br />developed heavy industrial users, none of which are <br />aesthetically pleasing. Valley Business Park to <br />the west is a developed and landscaped industrial <br />park. However, since it abuts the I-G zoning <br />district, it is inevitable that different types of <br />uses will occur adjacent to it. <br />-1- <br />
