PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION N0. PC-89-64 <br />RESOLUTION APPROVING A CONDITIONAL USE PERMIT FOR B & B <br />GYMNASTICS FOR A CONDITIONAL USE PERMIT AS FILED UNDER <br />CASE UP-89-29 <br />WHEREAS, B & B Gymnastics has applied for a conditional use <br />permit to operate a private recreation facility for <br />children gymnastics instruction to be located in an <br />existing light industrial building located at 1249 <br />Quarry Lane; and <br />WHEREAS, zoning for the property is PUD (Planned Unit <br />Development) - Industrial District; and <br />WHEREAS, at their duly noticed public hearing of May 24, 1989, <br />the Planning Commission considered all public testimony, <br />relevant exhibits and recommendations of the City staff <br />concerning this application; and <br />WHEREAS, the Planning Commission made the following findings: <br />A. That the proposed location of the conditional use <br />is in accordance with the objectives of the Zoning <br />Ordinance and the purposes of the district in which <br />the site is located. <br />The facility is located in Valley Business Park <br />which has the characteristic of the City's I-P <br />(Industrial Park) District. The purpose of the I-P <br />District is to maintain high development standards <br />to attract discriminating R & D industries and to <br />provide locations for industries that can operate <br />in close proximity to commercial and residential <br />uses with minimal adverse impact. <br />AS proposed, the gymnastics school facility will <br />not alter in any way the approved exterior of the <br />Quarry Business Center complex so as to detract <br />from its high development standards. As <br />conditioned, the proposed use will be compatible <br />with adjacent industrial park users. The applicant <br />can also be required to mitigate future nuisance as <br />a result of the proposed use. <br />
