0. <br />14. That the applicant be responsible for paying its pro rata <br />share of in-place improvements including any reimbursements <br />and/or benefit districts that affect the project. <br />:, 15. That the applicant shall complete hydroseeding of all <br />cut/fill banks and disturbed areas upon completion of rough <br />grading unless otherwise approved by the City Engineer. <br />16. That the applicant shall dedicate sufficient right-of-way <br />along Vineyard Avenue to the satisfaction of the City Engi- <br />neer to accommodate the ultimate 72' right-of-way. The <br />applicant shall be responsible for completing all improve- <br />ments along Vineyard Avenue (along southern project border) <br />from E1 Capitan Drive to the eastern project boundary at <br />Clara Lane. These improvements shall be to the center line <br />of the street and include but not be limited to all transi- <br />tions, paving, base sections, utilities, striping, curb, <br />gutter, sidewalks, and landscaping. <br />17. That the applicant be responsible for its pro-rata share of <br />the costs for the northern and southern extensions of <br />Bernal Avenue. <br />18. That the applicant provide vehicular access roadways to all <br />sewer manholes to the satisfaction of the City Engineer. <br />19. That the applicant be responsible for undergrounding all of <br />the existing overhead utility lines along the project's east, <br />west and southern property lines, as directed by staff and <br />PG&E. Included in these improvements shall be consolidation <br />of the 12KV line onto the existing 60KV poles as deemed <br />necessary by the City Engineer. The final utility plan shall <br />be depicted on the tentative map for final review and approv- <br />al. <br />20. That the applicant shall reconfigure the rear portions of <br />Lots 16 and 17 in order to make available a minimum 25'-wide <br />area of land for future use as an access point to the <br />adjacent EBRPD property. The final design of this area shall <br />be depicted on the tentative map. <br />21. That the developer be encouraged to work with PG&E so that <br />interruption of electrical power will cause a minimum of <br />interruption of power to the surrounding neighbors. Notice <br />shall be provided to all adjacent neighbors prior to PG&E <br />cutting off power for construction purposes. <br />22. The developer shall submit the final soundwall design and <br />landscape plan at the tentative map stage. The final <br />~ -3- <br />Planning Commission Resoluton No. PC-89-27 <br />
