That the development be substantially as shown on the plans, <br />Exhibit A, on file with the Planning Department. <br />2. That a final fencing plan be submitted for review and approv- <br />al by the Planning Director in conjunction with the tentative <br />,; map submittal. This plan shall include design of all re- <br />taining walls, interior and perimeter fencing, including <br />an approximately 8'-tall, split-faced masonry block wall <br />along the southern and eastern perimeters of the project <br />(Vineyard Avenue frontages) as well as a heavy timber (or <br />other material acceptable to the Planning Director) <br />fence/barrier that meets the City's Parks fences standard <br />along the entire length of the northern property line. The <br />heavy timber fence along the northern property line shall be <br />located entirely on the future lots with maintenance the sole <br />responsibility of the future property owner. <br />3. That the applicant be responsible for posting of signs at the <br />project entrance depicting the following construction activi- <br />ty regulations. Permitted Construction Hours: 8:00 AM to <br />8:00 PM, Monday-Friday - 10:00 AM to 6:00 PM, Saturdays, <br />Sundays and Holidays. Failure to comply with these restric- <br />tions or any other applicable construction activity restric- <br />tion could result in the shutting down of the site for a 24- <br />hour period at the discretion of the Senior Building Official <br />or Planning Director. <br />4. That the rear property line of Lot 18 be redesigned to the <br />satisfaction of the City Engineer to maintain the existing <br />rounded pavement corner along Vineyard Avenue. The final <br />wall location shall be set back a minimum of 8' from the edge <br />of pavement unless otherwise authorized by the City Engineer. <br />The final configuration shall be depicted on the tentative <br />map. <br />5. That the applicant shall provide all buyers with copies of <br />the project conditions of approval. <br />6. That no occupancy of any house shall be permitted until <br />acceptance of all subdivision improvements by the City Coun- <br />cil. <br />~ 1 <br />Planning Commission Resolution No. PC-89-27 <br />
