14. That the applicant shall determine the future status of the <br />small resultant bulb of property in the northwest corner of <br />the project and depict it on the tentative map. <br />15. The applicant shall construct a soundwall across the frontage <br />of those lots adjacent to Sunol Boulevard. The type, height <br />and appearance of said wall shall be approved at the <br />tentative map stage, after the appliclant has conducted an <br />acoustical study by an acoustical engineer acceptable to the <br />Planning Director. <br />16. The developer shall dedicate to the City for street right-of- <br />way purposes that portion of the typical details for those <br />interior streets as shown on PUD 88-15, and a 8-foot public <br />service easeaent adjacent to the proposed right-of-way line <br />on the interior streets. <br />17. The developer shall negotiate in a good faith effect to <br />acquire the necessary street right-of-way for Sunol Boulevard <br />across the adjacent property to the south and the northerly <br />side of the cul-de-sac bulb. Should the developer be unable <br />to acquire said right-of-way, the City will use its right of <br />eminent domain. The developer shall reimburse the City for <br />any costs incurred in the right-of-way acquisition. <br />18. The developer may enter into a reimbursement agreement with <br />the City to recover the cost of the Sunol Boulevard <br />improvements and right-of-way costs across the frontage of <br />the adjacent Thompson property to the south. <br />19. The public on-site streets shall be constructed as shown on <br />the cross-section. Street "A" shall allow parking on one <br />side only and shall be signed as such. <br />20. All retaining wall on-site that are over 4 feet in height <br />(bottom of footing to top of wall) or surcharged shall be <br />designed by a registered engineer, and be constructed of <br />concrete. <br />21. The developer shall construct the full bulb at the easterly <br />end of Street *A" to allow sufficient area for fire trucks to <br />turn around. <br />22. That this development shall be subject to all standard <br />conditions of development, attached hereto and made part of <br />this case by reference, except Conditions 12, 13, 29, 49 and <br />54. <br />11 <br />
