the final wording and recording mechanism to be subject to <br />review and approval of the City Attorney at the tentative map <br />stage. <br />9. That the final design of Street "A" and Court "A" include the <br />following changes. All changes shall be depicted on the <br />tentative map and shall be subject to final review and <br />approval of the City Engineer. <br />- The applicant shall be responsible for all improvements <br />to Street "A" except for that 13' wide portion proposed <br />on the adjacent properties to the south. <br />- The bulb for Street "A" shall be re-designed to the <br />satisfaction of the City Engineer in order to align with <br />the future connection to Sycamore Road. <br />- Court "A" shall be reduced to a 42' wide right-of-way <br />and redesigned to eliminate the 5-7' elevation <br />differential at the southern terminus to the Thompson <br />property. <br />- Installation of a temporary asphalt berm along the <br />northern property line. <br />10. That the applicant shall provide a graded, paved asphalt <br />driveway connection from the southern terminus of Court "A" <br />to the looped turn-around area of the existing Thompkins <br />driveway. The final design of this driveway connection shall <br />be worked out with the adjacent property owner and submitted <br />in conjunction with the tentative map. At the time the new <br />driveway is installed, the existing driveway on Sunol Blvd. <br />is to be obliterated to the satisfaction of the City <br />Engineer. <br />11. That detailed plans depicting the amount, location, storage <br />methods and haul route to be utilized in the event of a <br />grading imbalance be submitted in conjunction with the <br />tentative map. <br />12. That the applicant_ be responsible for paying its pro-rata <br />share of in-place improvements including any reimbursements <br />and/or benefit districts that affect the property. <br />13. That the applicant shall complete hydroseeding of all <br />cut/fill banks and disturbed areas upon completion of rough <br />grading unless otherwise approved by the City Engineer. <br />10 <br />
