the final wording and recording mechanism to be subject to review and approval of the City Attorney at the tentative map stage. 9. That the final design of Street "A" and Court "A" include the following changes. All changes shall be depicted on the tentative map and shall be subject to final review and approval of the City Engineer. - The applicant shall be responsible for all improvements to Street "A" except for that 13' wide portion proposed on the adjacent properties to the south. - The bulb for Street "A" shall be re-designed to the satisfaction of the City Engineer in order to align with the future connection to Sycamore Road. - Court "A" shall be reduced to a 42' wide right-of-way and redesigned to eliminate the 5-7' elevation differential at the southern terminus to the Thompson property. - Installation of a temporary asphalt berm along the northern property line. 10. That the applicant shall provide a graded, paved asphalt driveway connection from the southern terminus of Court "A" to the looped turn-around area of the existing Thompkins driveway. The final design of this driveway connection shall be worked out with the adjacent property owner and submitted in conjunction with the tentative map. At the time the new driveway is installed, the existing driveway on Sunol Blvd. is to be obliterated to the satisfaction of the City Engineer. 11. That detailed plans depicting the amount, location, storage methods and haul route to be utilized in the event of a grading imbalance be submitted in conjunction with the tentative map. 12. That the applicant_ be responsible for paying its pro-rata share of in-place improvements including any reimbursements and/or benefit districts that affect the property. 13. That the applicant shall complete hydroseeding of all cut/fill banks and disturbed areas upon completion of rough grading unless otherwise approved by the City Engineer. 10
