Attachment A <br />Conditions of Approval <br />PUD-88-11 <br />2/8/89 <br />1. That the development be substantial as shown on the site <br />plan, Exhibit A, on file with the Planning Department except <br />as modified by the following. <br />2. That this project is contingent upon the City obtaining <br />authorization to extend Rose Avenue to Valley Avenue per the <br />City's General Plan or install at a minimum an emergency <br />access road from the western terminus of Rose Avenue to <br />Valley Avenue. The design of the roadway will be submitted <br />in conjunction with the tentative map. Applicable <br />reimbursement agreements would be included with the tentative <br />map submittal. <br />3. That the applicant install a sewer and water line extension <br />to Valley Avenue unless otherwise authorized by the City <br />Engineer. The final sewer and water improvements necessary <br />to serve the site will be depicted on the tentative map. <br />Applicable reimbursement agreements would be included with <br />the tentative map submittal. <br />4. That the applicant install a 28' wide roadway section, not <br />limited to but including all necessary subbase, paving, AC <br />curbing, drainage improvements, etc., acceptable to the City <br />Engineer from the end of the paved portions of Rose Avenue to <br />the subject site. Necessary easements and authorizations <br />from affected property owners shall be obtained by the <br />applicant prior to the tentative map submittal. The final <br />roadway design shall be submitted in conjunction with the <br />tentative map. <br />5. That the applicant submit a detailed improvement plan and <br />tree study depicting all work to be completed along the <br />Arroyo del Valle as required by Zone 7 in conjunction with <br />the tentative map. <br />6. That a strip of land located along the Arroyo del Valle be <br />dedicated and improved per Zone 7 specifications for <br />protection of the flood channel. This dedication shall take <br />place prior to recordation of the final map. <br />1 <br />
