the development plan for approval by the Planning Director <br />prior to the issuance of a building permit. These devices <br />shall be screened and painted to the satisfaction of the <br />Planning Director. <br />11. The angle of any adjacent irrigation sprinkler heads shall <br />be adjusted away from the direction of all signs on the <br />project site. <br />12. An encroachment permit is required prior to any work inside <br />the channel from Zone 7 of Alameda County Flood Control and <br />Water Conservation District. <br />13. Drainage entering the creek should enter through reinforced <br />concrete pipes and be protected with outfall structures as <br />approved by Zone 7. <br />14. No surface runoff shall drain onto the Zone 7 access road <br />adjacent to the property. The side should be graded to <br />drain away from the Chabot Channel. <br />15. If development is to be phased, a phasing plan shall be <br />submitted to the Planning Director for review and approval <br />prior to building permit issuance. The phasing plan shall <br />include the nature of the landscape treatment proposed for <br />phased area. <br />16. The turn around area for the parking aisle parallel to <br />Chabot Drive shall not be used for parking and shall be <br />designated for vehicular turn around only. The specific <br />details for the pavement marking and signage shall be <br />submitted to the Planning Director for review and approval <br />prior the issuance of a building permit. <br />17. A lot line adjustment application shall be required to <br />relocate the southern property line. A reciprocal access <br />arrangement shall be established with the adjacent property <br />to the satisfaction of the City Attorney. <br />18. The specific details of the modifications to the Chabot <br />Drive landscape median shall be subject to the City <br />Engineer's review and approval. In general the median shall <br />be reduced in length to allow left turn movements into the <br />subject site. <br />19. The plant palette shall be modified so that the mature <br />height of the plant species generally step up towards the <br />building. This modification shall include the use of <br />Raphiolepis indica. The Escallonia used adjacent to ground <br />floor windows should be dwarf variety. Additional variety <br />in the landscape material of the raised planters shall be <br />used. These modifications shall be submitted for review and <br />approval by the Planning Director prior to building permit <br />issuance. <br />9 <br />
