EBHIBIT A <br />Conditions of Approval <br />Tract 6382 <br />November 28, 1990 <br />1. That the proposed subdivision shall conform substantially to <br />the tract map (dated "Received November 13, 1990"), fence <br />plan, site development standards for accessory structures, and <br />updated tree report (dated "Received November 19, 1990"), on <br />file with the Planning Department, except as modified by these <br />conditions. <br />2. That, depending on which subdivision is developed first, the <br />applicant of either Tract 6382 or Tract 6383 shall be required <br />to acquire the necessary right-of-way and construct all <br />required improvements along Stanley Boulevard and the entire <br />private street, including laterals to the Country Roads <br />subdivision. <br />3. The typical street section for Stanley Boulevard shall be <br />modified to include a 8 foot Public Service Easement behind <br />the back of sidewalk. <br />4. The typical private street section shall be modified to extend <br />the Public Service Easement across the entire street area. <br />5. If the 12 inch storm drain across the adjacent Tract 5508 does <br />not have adequate capacity to handle the storm run-off from <br />the proposed subdivisions (Tract 6382 and Tract 6383), then a <br />alternate routing of the storm drain shall be proposed or the <br />existing line shall be replaced with a larger pipe. This <br />shall be determined prior to the submittal of the improvement <br />plans to the City, and shall be subject to the approval of the <br />City Engineer. <br />6. That the design of the 9 foot soundwall shall be subject to <br />review and approval by the Planning Director prior to <br />recordation of the final map. <br />7. That the Public Service Easement must be shown entirely within <br />Lot 6, Tract 6382. In addition, the western property line of <br />Lot 6, Tract 6382 must be the tract boundary line, or the <br />tract boundary line must be adjusted on the final maps. These <br />items shall be shown on the final improvement plans submitted <br />to the City for both Tract 6382 and Tract 6383. <br />8. That the "Remainder" area is not developable with this <br />subdivision. The applicant shall apply for subdivision <br />approval to create a legal lot on the "Remainder" area, at <br />which time it may be developed in conformance with PUD-90-8. <br />The subdivision map for the "Remainder" area may not be <br />approved until 12 months from the date of recordation of the <br />final maps for Tract 6382, unless growth management approval <br />is obtained for the "Remainder" area. <br />
