PC-90-113
RESOLOTION APPROVING TENTATIVE TRACT MAP 6383, THE APPLICATION
OF GLANVILLE DEVELOPMENT CORPORATION
WHEREAS, Glanville Development Corporation has applied for a
vesting tentative map to allow the subdivision of an
approximately 1.04 acre parcel into 6 single-family
residential lots located at 4013 Stanley Boulevard; and
WHEREAS, zoning for the property is PUD (Planned Unit Development)
- Medium Density Residential District; and
WHEREAS, at their duly noticed public hearing of November 28,
1990, the Planning Commission considered all public
testimony, relevant exhibits and recommendations of the
City staff concerning this application; and
WHEREAS, the environmental issues related to this project were
addressed in the review of PUD-90-8, therefore, no
additional environmental document was prepared for this
application; and
WHEREAS, the Planning Commission made the following tentative map
findings:
1. The proposed map is consistent with the General
Plan.
The Land Use Element of the General Plan designates
the project site as Medium Density Residential.
This designation allows a density of 2-10 dwelling
units per gross acre (including a 25~ density bonus
for residential projects zoned PUD). The PUD
project is designed at 6.34 dwelling units per
acre, and is within the allowed range of
development. The proposed tract map will also meet
the General Plan density requirements at 5.77
dwelling units per acre. The proposed subdivision
is in conformance with the approved PUD development
plan, which was found to be consistent with other
General Plan policies and programs when approved by
the City in September 1990.
2. The site is physically suitable for this type of
development and density.
The project site is relatively flat and grading for
site and development should be limited to public
