43. If the developer elects to use a street light fixture other <br />than a standard PG&E maintained fixture, the owners' <br />association shall be responsible or any extra cost above the <br />standard rate. <br />44. The applicant shall install the following public street <br />improvements: <br />a. Stanley Boulevard, California Street to First Street <br />bridge: <br />- westbound deceleration lane at project entrance <br />(requires tree removal) <br />- two westbound lanes from the easterly project entry <br />to First Street, with permanent curb/gutter and 6' <br />disabled vehicle/bike lane <br />- left turn lanes at project entry to project and <br />Irby property <br />- left turn lane to Kaplan property (lumber yard) <br />- standard configuration right turn lane, left turn <br />lane, and through lane at First Street signal <br />- transition to First Street bridge using present <br />pavement, but with modified intersection island <br />- one eastbound lane the entire length <br />- existing or improved bike path/sidewalk on south <br />side of street; new sidewalk on north side from <br />First street to project entry <br />- right-of-way and possible modifications at the Irby <br />store are required <br />b. Del Valle Parkway ("Little Stanley"): <br />- All permanent improvements and lanes on the north <br />side including sidewalk, curb and gutter, through <br />lane, and deceleration lane <br />- permanent median island <br />- left turn lane to project (also serving Rachel <br />Place and single family residents on south side) <br />- interim improvements on south side consisting of <br />through lane and on-street bike lane/shoulder (no <br />curb, gutter, or sidewalk) <br />27 <br />
