5. The streets and buildings have been designed and located to
complement the natural terrain and landscape:
As noted above, the elevation at the interior of the site
would be lowered by approximately 5 feet to reduce the
apparent height of the units from the street. In addition,
the developer has incorporated architectural modifications
recommended by staff and the Design Review Board which would
mitigate the relatively large scale of the units. The project
includes ample landscaping, both at the street and within the
project interior, which will ensure satisfactory integration
with the visual environment of the area.
6. The adequate public safety measures have been incorporated
into the design of the plan:
The proposed street and utility design is consistent with City
standards, although the internal driveway system would be
private. The driveway system provides two points of ingress
and egress.
7. The plan conforms to the purposes of the PUD District:
Staff believes that the subject proposal is consistent with
the PUD District purpose of encouraging development of infill
parcels. The proposed plan provides an appropriate land use
for the subject site, which has historically alternated
between "commercial/offices" and "high density residential" in
the City's General Plan.
