E%HIBIT B <br />Tract 6339 <br />Revised Conditions of Approval <br />1. The proposed subdivision shall conform substantially to the <br />Tentative Map for Tract 6339, Exhibit A, (dated "Received, <br />September 7, 1990), on file with the Planning Department, <br />except as modified by these conditions. <br />2. Except as modified, all relevant conditions of approval of <br />PUD-88-17 (Ordinance No. 1358) shall remain in full force and <br />effect. <br />3. The applicant shall construct a landscaped median island in <br />Vineyard Avenue from the western side of the Hacienda 'r~iobile <br />Home Park to Montevino Drive, not to exceed $138,000, with the <br />Vineyard Avenue street improvements required of this project <br />developer. The median island and its landscape and irrigation <br />design: shall be submitted to the City Engineer and the <br />Director of Planning for their review and approval prior to <br />approval of the final map. <br />4. Prior to approval of the final map, the applicant shall submit <br />final landscape, irrigation, and soundwall design for the <br />Vineyard Avenue site frontage to the Planning Director for <br />review and approval. These designs shall conform to the <br />Vineyard Avenue design plan prepared by Cardoza, Dillalo, and <br />Harrington Landscape Architects, if adopted prior to final map <br />approval. If not they are subject to Planning Director <br />approval. <br />5. Prior to issuance of building permits on lots 1 through 23, <br />the applicant(s) for these lots shall submit detailed house <br />sitting,- grading, and architectural plans for review and <br />approval by the Design Review Board. The Board's review shall <br />include, but not be limited to proposed setbacks, building <br />heights, colors, architectural styles, etc. Modifications <br />more restrictive than the R-1-6500 development standards may <br />be imposed by the Design Review Board in order to insure house <br />design and construction that is compatible with the <br />surrounding existing development. <br />6. With recordation of the final map, the applicant shall <br />relinquish all rights of direct access from the parcels to <br />Vineyard Avenue. <br />
