PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION N0. PC-90-79 <br />RESOLUTION RECOMMENDING APPROVAL CASE PUD-90-8, THE <br />APPLICATION OF FRANR AUF DER MAUR/DORIAN GLANVILLE FOR <br />PUD ZONING AND DEVELOPMENT PLAN APPROVAL <br />WHEREAS, Frank Auf Der Maur/Dorian Glanville have applied for <br />planned unit development rezoning and development plan <br />approval for a 13 unit detached and attached <br />residential subdivision to be located at 4011 and 4013 <br />Stanley Boulevard; and <br />WHEREAS, zoning for the property is R-1-20,000 (Single-Family <br />Residential) District; and <br />WHEREAS, at its meeting of July 25, 1990, the Planning <br />Commission recommended approval of a draft negative <br />declaration for case PUD-90-8 after considering all <br />public testimony, relevant exhibits, and <br />recommendations of City staff; and <br />WHEREAS, the Planning Commission made the following findings: <br />1. The proposed development is an infill project <br />which would be consistent with surrounding <br />development in the vicinity. The proposed <br />development would meet City design standards for <br />lot configuration, street, and utility design. <br />Existing utility systems are in place and have <br />sufficient capacity to serve the new units. <br />2. The proposed project, as conditioned, conforms to <br />the General Plan standards for density and site <br />development. <br />3. The proposed project is consistent with the <br />"Medium Density Residential" General Plan land use <br />designation for the property. While the density <br />would exceed the mid-point of 5 units per acre, <br />this factor would be offset by a private amentiy <br />in the form of a 4,800 sq. ft. common open space <br />area with landscaping and a tot lot. <br />4. The proposed grading of the flat site would be <br />minimal. <br />5. The proposed site development will result in an <br />attractive massing of structures on the site. The <br />project would be set back from Stanley Boulevard <br />behind the landscaped common open space area so <br />
