8. The roof downspouts of all houses to be constructed on the <br />property covered by Tract 6311 shall empty directly on the <br />private driveway. <br />9. With recordation of the final map, the applicant shall <br />relinquish all rights of direct access from the parcels to <br />Di~-ision Street. <br />10. The applicant shall remove the 2:1 slope, referenced from the <br />private driveway going down towards the Arroyo channel from <br />the plan. The applicant shall revise the preliminary grading <br />plan to show cross sections and final contours of the top of <br />bank of the Arroyo at 100' intervals to the satisfaction of <br />the Director of Planning. <br />11. The applicant shall show on Tract 6311 final fence locations <br />and private sideyards to the satisfaction of the Director of <br />Planning prior to recordation . <br />12. The applicant shall show the following easement areas on the <br />final map prior to City Council approval: <br />a. Recreation easements from Zone 7 to the City across the <br />Arroyo del Valle. <br />b. Recreational easements between adjacent private <br />sideyards. <br />c. Maintenance easements from Zone 7 to the homeowners <br />association across their property located between the <br />private driveway and the top of bank. <br />d. Maintenance easements to the homeowners association <br />across lots one through nine. <br />e. Irrigation easement from Zone 7 to the homeowners <br />association for trees to be located in the Arroyo del <br />Valle. <br />13. The applicant shall clear the creek bank area of the Arroyo <br />del Valle located by the north end of the project site of <br />debris in order to allow access to the existing ramp leading <br />to the Arroyo bottom. <br />14. The guardrail structure to be located between the private <br />driveway and the top-of-bank of the Arroyo del Valle shall be <br />owned and maintained by the project homeowners association. <br />15. The applicant shall comply with all conditions listed in the <br />Engineering Services Staff Report for Tentative Map Tract <br />6311, dated July 25, 1990. <br />(t6311.pc)mp <br />-9- <br />
