ATTACHr~IJT A <br />Proposed Conditions of Approval <br />Tract 6311 <br />July 25, 1990 <br />1. The proposed subdivision shall conform substantially to the <br />Tentative Map for Tract 6311, Exhibit A, sheets 1 through 3 <br />(dated "Received, July 13, 1990"), on file with the Planning <br />Department, except as modified by these conditions. <br />2. Except as modified, all relevant conditions of approval of <br />PUD-90-9 (Ordinance No. 1473) shall remain in full force and <br />effect. <br />3. The storm drain system shall be redesigned to the <br />satisfaction of the City Engineer and Zone 7 such that the <br />Division Street system outfalls directly into the Arroyo del <br />Valle at the Wixam Bridge. The on-site storm drain shall <br />have a separate outfall structure similar to the detail shown <br />on the plans except that the outfall of the pipe shall be <br />closer to the flowline of the Arroyo del Valle to reduce the <br />amount of rip-rap material required. <br />4. The concrete curb located along the back of the private <br />access driveway shall be reinforced with reinforcing steel <br />rod where not backed by at least 2' (horizontal distance) of <br />grade. <br />5. The typical section for Division Street shall be revised to <br />show an 8' Public Service Easement (PSE) behind the back of <br />sidewalk, and show the sidewalk width reduced to 5'. <br />6. The applicant submit small lot design standards covering <br />decks, trellises, spas, and accessory structures to the <br />Planning Director for review and approval prior to City <br />Council approval of the final map. <br />7. The applicant shall submit an estimate for the design and <br />installation costs to underground the overhead utility lines <br />(and overhead 'drops" to properties located on the west side <br />of Division Street) from a point approximately 60' south of <br />the southernmost project driveway, northerly to the Division <br />Street bridge over the Arroyo del Valle for review and <br />acceptance by the City Engineer, and shall then pay to the <br />City a sum not to exceed one-half of this figure prior to <br />City Council approval of the final map. <br />-8- <br />
