Site design and grading issues were reviewed and
resolved at the development plan review stage for
the subdivision covered by this tentative map.
3. The design of the subdivision and proposed
improvements will not cause substantial
environmental damage or substantially and avoidably
injure fish or wildlife or their habitat.
A negative declaration was adopted prior to this
subdivision application in conjunction with the
project PUD approval. It was determined that the
project would not create significant environmental
impacts. The applicant will stabilize a portion of
the Arroyo creekbed, preserve the creekbed in its
natural condition, and retain most of the existing
trees within the Arroyo channel. Tree removal will
be mitigated by the applicant with the installation
of 54 36" box size trees.
4. The design of the subdivision is not likely to
cause serious public health problems.
All public services, including water, sewer, and
storm drainage are included within the scope of the
project.
5. The design of the subdivision or its related
improvements will not conflict with easements,
acquired by the public at large, for access through
use of, property within the proposed subdivision.
An existing storm drain and easement, from Division
Street to the Arroyo del Valle, will be abandoned
with this project. A new public storm drain will
be extended by the applicant, along Division
Street, to the Arroyo del Valle. Also, a new
recreation easement will be granted to the City
from Zone 7 to the Arroyo del Valle.
WHEREAS, the project is in substantial conformance with the
approved PUD development plan and conditions which were
approved by the City in June, 1990. The proposed
conditions of approval for Tract 6311 address refinements
that have been made to the plan and ensure that the
project will remain consistent with the approved PUD
development plan through the implementation stage.
NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON
RESOLVES THE FOLLOWING:
